The Mortgage Code came into effect for Intermediaries
on 1st May 1998. It is a voluntary Code to which our
company subscribes. The Code sets the minimum standards
of good lending and advisory practice. I enclose a copy
of the Mortgage Code booklet, which may prompt any questions
you may wish to ask about your mortgage.
Under the terms of the Code there are three levels
of service available from Intermediaries:
a) Full advice and recommendation.
b) Information on different types of mortgage product
available to allow you to make a choice.
c) Information on a single product only.
We
offer a full advice and recommendation service in all
cases.
We constantly
review the whole mortgage market in order to select
the most appropriate lender and mortgage product to
meet your individual circumstances and needs and we
will, therefore, be acting on your behalf.
During our initial meeting, we will complete a detailed mortgage
questionnaire to ensure that the most appropriate advice can
be given to meet your requirements.
We will
also provide you with information relevant to your mortgage
needs, including such items as an explanation of the main
repayment methods and the implications of taking out a mortgage.
Once we have made our recommendations to you, we will confirm
our advice in writing. You should keep this as it will be
an important record of our discussion. Details of the loan
will be confirmed in your lenders formal offer.
Our company may receive remuneration from lenders with whom
we place mortgages. We will advise you in writing of all fees
payable to the company of £250 and above. If the fee
is less then £250, we will advise you in writing that
a fee has been paid to the company.
We will
treat all your personal information as private and confidential
(even when you are no longer a client) except where permitted
by law or where disclosure is made with your consent in relation
to arranging your mortgage. You have the right of access to
your personal records held on our files, under the Data Protection
Act 1998.
Our aim is to provide you with a first class professional
and confidential service but should any complaint arise, in
the first instance you should contact our Mortgage Code Compliance
Officer at the address indicated. Thereafter, if the complaint
is not resolved to your satisfaction, we will assist you in
referring it to The Mortgage Code Arbitration Scheme whose
address can be found in the Mortgage Code booklet.
